However, there is a lot to be said for gaining insight from people who know and live in the local area. This is something we are happy to provide to buyers, but we also know it is something which the vendor can assist with.

As a homeowner in the area, it is likely you have strong opinions as to what the area has to offer, and what places are good to visit. You may even have insight into what the community spirit is like, and these are all crucial elements in helping a buyer decide what is right for them.

Buyers will often ask are there any plans to build in the local area?

Any potential buyer can walk around an area and get a feel for what it is now. However, this is no indicator of what the area is likely to look like in the next couple of years. As an agent, we stay in touch with developments and planning news. We are in a position to inform potential buyers of what the area is likely to be like.

This is also an area where vendors can add information. If you know of changes that are in place or due to be implemented, you can impart this to us or any likely buyer.

Potential buyers want to know if the building is in good condition

When the buyer makes an offer, they will arrange for a survey to be carried out. This ensures potential buyers will learn about the condition of the property. However, many buyers will ask this question up front. If there is an issue with the property, potential buyers want to know sooner rather than later.
